Exclusive Opportunity, what does it mean?

You will find these properties on my "Email Edition" news letter under Pre-MLS Release" or by calling me direct. You won't find them posted on the MLS system or my direct mail news letter. They are not available to other agents or there registered clients. It is available exclusively through me and to my registered clients.  These properties are offered exclusively to my buyer/rental clients while I am working with the owners of these exclusive properties to find a suitable new home, or just prior to listing these properties on the MLS system for sale or rent. Upon successful completion of locating a new home for these owners, these exclusive properties may then be placed on the MLS system, unless, it has first been sold exclusively through me to one of my registered clients. Non-disclosed sales take place when a client does not want their private information disclosed. This could be their name or the fact that the property is for sale or that they are buying in a particular building. These sales take place usually without the use of MLS as it is required to report all sales information as a term of MLS system. Private information could mean anything from not publicly listing the property or disclosing the sale of a property to anyone including the MLS system. A common type of nondisclosure could be a purchaser that is buying up units in a particular building and doesn't want it to be known that they are doing so in order to prevent a seller from raising the price because they are aware this particular purchaser has an investment interest in the building. I have been asked to sign nondisclosures requiring me not to disclose any information to anyone regarding these types of sales. A good example of this was a land assembly I worked on many years ago where the buyer was buying up many little pieces of property to create a development lot. These take a lot of work and patience.
