Marketing Strategies

When you authorize Century21 Heritage Group and Yelena Palagnyuk to sell your home I will immediately commence the following specific marketing strategies:

  • I will have a formal consultation with you, so I can fully understand  your needs as well as make recommendations on preparing your home for sale so that it presents itself in the best possible light to the marketplace and shows to its best advantage.
  • I will arrange for a painter, handyman, gardener, cleaning lady, building inspector if necessary in preparation for the house to go on the market. Fees for above will be presented to you for approval prior to any of the above being retained.
  • I will schedule an appointment to come and personally assist in preparing your home for sale.
  • I will co-ordinate contractors and let them into the house if necessary.
  • I will measure your home as well as take pictures with a digital camera so that the colour photographs can be used on a feature sheet as well as the Century21 website. If appropriate, a virtual tour will be done.
  • I will prepare a detailed feature sheet of the house for prospective buyers.
  • I will show you properties currently listed for sale on the market which will in effect become your competition.
  • I will discuss and suggest various marketing plans so that we can implement the best possible strategy to maximize your home's selling price. Together we will establish the best asking price to ensure top market dollar for your home and minimize your inconvenience.
  • I will prepare the necessary documentation for listing your property, review and discuss it with you and process once authorized.
  • I will place your home on the Toronto Real Estate Board's MLS system so that it will be immediately exposed to all TREB members. This effectively puts 19,000 real estate salespeople to work selling your home. 
  • I will re-run the listing on the MLS system every day until it's SOLD. This keeps your home in the forefront of the salespeople's minds thereby maximizing its exposure.
  • I will review with you the procedure for showing your home to prospective buyers and how appointments are made. My office is open 7 days a week to facilitate appointment requests. With your approval I will install a lockbox.
  • I will have my distinctive Century21 FOR SALE sign installed on your property.
  • I will fax a copy of the feature sheet to my exclusive mailing list of all the top salespeople who work in your area and hold an agent open house to allow TREB agents to preview your property before showing to their clients, this generates excitement within our industry. I will also hold open houses for the public on mutually agreed upon times.
  • I will advertise your home as appropriate. My marketing strategies include advertising in national newpapers, community publications, flyers to your neighborhood and websites.   
  •  I will actively promote your home in every possible manner.
